Deposit Policy

When making a reservation with us, a one night's deposit for the room you have selected is required. Reservations consisting of a week or more require a 50% reservation deposit.  When booking the entire house (all 3 guest rooms), a deposit of 50% of the total stay is required in advance. All deposits are secured via credit card, even if guests intend to pay the balance in cash.

Cancellation Policy

Cancellations made more than 14 days prior to arrival are refundable less a $25 cancellation fee, per room reserved.  A cancellation made within 14 days of arrival may not be eligible for a refund.  Guests will be responsible for any nights we are unable to re-book from the cancelled reservation.  Residual refunds or charges other than the paid deposit will be calculated after the date of the original scheduled departure date of the reservation.

There is a $25 per room administration fee that will be applied to cancellations of a multiple room reservation, or non-consecutive night reservation. Business cancellations of a reservation paid by a business have a 48-hour cancellation window before the cancellation fee is applied. Modifications to your reservation dates will be assessed based upon availability and ability to re-book changed dates.

When a reservation is made that includes all three rooms, the cancellation policy changes.  Reservations made for more than a week may not be able to be refunded unless they are filled.  Any dates not filled by reservations will be kept from the refund.  Refunds will be delayed until after cancelled dates have passed. 

We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.

Refund Policy

We do our best to make sure you get a prompt refund.  Refunds for canceled reservations made by check, money order, or cashier’s check will be processed no more than 30 days after the cancellation was made.  Refunds to credit cards will be credited to the same card used to make the reservation.

Damages & Lost Property

We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimize damage and associated costs.

Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.
